Reference description

  • Exclusive office tower with commercial use in the middle of Frankfurt's central business district
  • On an area of 45.450 square meters there are:
    - a coffee bar
    - a restaurant open to the public
    - a day care center
    - a gym
    - a conference center
  • A special feature is the 17 meter high foyer, which extends over 4 floors, as well as a "crown of light" on the building that shines far into the city at night.
  • The Marienturm was awarded the coveted European Property Award 2017-2017 at the end of 2018, for a holistic design and balanced usage concept which was implemented together with the demands on the future working world.
  • Building height 155m with 38 floors
  • Services provided: Plant construction in the field of technical building technology
  • Heating pipe network: 3.869 m
  • Pipe network cold: 4.083 m
  • Copper pipe network: 1.595 m
  • Underfloor heating: 15.200 m

Realization of refrigeration

Central cooling systems were installed to provide the cooling capacity required for ventilation in the air conditioning systems and to cool the Marienturm, i.e. to cover the external and internal cooling loads in the various office, meeting, conference and IT rooms, as well as catering and special-use areas as well as a separate cooling network for the tenant Goldman & Sachs by means of a fan coil and a separate cold water set.

General

Mainly water-cooled water chillers with a combination of a district heating-heated absorption chiller (AKM for short) and electrically operated compression chillers (KKM for short) are used as cooling generators. The absorption chiller is implemented as a base load unit and as a charging unit for the cold water buffer storage.

Installed refrigeration systems

  • 1x absorption chiller with a cooling capacity of approx. 800 kW
  • 2x compression chillers (with screw compressor) each with approx. 538 kW cooling capacity
  • Recooling of all three chillers with two open cooling towers each with a capacity of approx. 1.650 KW
  • 1x polyvalent air-water heat pump with approx. 450 kW cooling capacity
  • 1x water-cooled chiller with approx. 200 kW cooling capacity, which is cooled by a wet / dry cooler (so-called adiabatic cooler)
  • 1x storage tank (Zortström
  • Hydraulic connection of sprinkler tanks as a reserve buffer for heat or cold storage

Cold balance

  • Total cooling consumption: 3.892 kW
  • Total chiller output
    2.962 kW with sprinkler tanks
    2.518 kW without sprinkler tanks

heat generation

  • Heat is supplied by means of a connection to the district heating network (steam supply) of Mainova AG (district heating transfer station)
  • Steam at a temperature of 125-200 ° C
  • Pressure of 2,0-3,5 bar (abs)
  • The connected load is 2.200 kW
  • Heat meter with M-Bus interface and connection to the BA control center
  • The capture
    - Heat quantity MWh
    - amount of condensate
    - steam temperature
    - condensate temperature
    - heat output kW
    - Counter malfunction

Hydraulic and control-technical implementation of an optimal regulation for the best possible supply of the consumers so-called high temperature consumers (HT consumers) and low temperature consumers (LT consumers)
